4. Avoid major purchases. Tighten up your spending leading up to applying for a mortgage to have as much cash on hand as possible.
5. Know the parameters of your budget. Before browsing listings, speak with a lender to get a sense of what you can afford.
6. Shop around! Request estimates for interest rates and fees from multiple lenders at no charge 30-45 days before you want to buy.
7. Determine your down payment. You may not have to put down 20% if you qualify for certain programs.
