First of all, less than 10% of my buyers are actually putting down 20% on a home when they purchase. Second, getting approved for a loan isn’t just about the amount you’re putting down. The lender will take into account your income, debts that you have (car payments, student loans, credit cards, etc), credit score, and lastly what you have in the bank. Those things combined are what get you approved!! There are many down payment assistance programs available so if you don’t have a lot of cash and you do meet all the other requirements, it’s highly possible you could still buy a home. What if I don’t want to pay thousands over asking for a home right now?

SAME. My job as a buyer’s agent is to get you a home without overpaying for the home. The market is ever-changing and right now we are in a very strong seller’s market in most of the greater St. Louis area. Things are selling above asking; however, that does not mean that they are selling above what they are worth! A lot of agents have strategies around pricing homes lower than market value in order to receive multiple offers and a high price on the table. The reason you hire me as your agent is so that I can guide you into making an offer that does not exceed the value of the home - even if it is over asking! 

My credit is in the toilet, but I really want to buy a house. What steps can I take to get there?

Most of the time, if you follow the steps and are disciplined to take the time to do it, you will be buying sooner than you think!

There are so many things that go before the “looking” stage of the home buying process! Truthfully, when you get to around 6-8 months left, it’s time to start the pre-approval process. Talk with a lender to make sure you check all the boxes now! If you have a few things you need to fix or if you need to save a little more, you want time to make that happen rather than be stressed with time running out.

Online my Zestimate says $_____, but I think my house is worth way more (or less)! How do I know if that is accurate or not?
