First of all, less than 10% of my buyers are actually putting down 20% on a home when they purchase. Second, getting approved for a loan isn’t just about the amount you’re putting down. The lender will take into account your income, debts that you have (car payments, student loans, credit cards, etc), credit score, and lastly what you have in the bank. Those things combined are what get you approved!! There are many down payment assistance programs available so if you don’t have a lot of cash and you do meet all the other requirements, it’s highly possible you could still buy a home.
