Can you believe we’re already halfway through 2026?
One of the questions I get asked almost daily is, “So… how’s the market?”
And honestly? The answer depends a little bit on where you’re buying or selling. What I’m seeing in Jefferson County can look very different from what’s happening in parts of St. Louis County or St. Charles County.
But overall, our local market has stayed surprisingly strong.
Here’s what I’m seeing halfway through the year.
For the first time in a while, buyers have a few more options than they’ve had over the last several years.
We’re seeing more homes hit the market, which is great news for buyers who felt like they had to make a decision within five minutes of walking through the front door.
That said, the best homes are still moving quickly.
Homes that are updated, well-maintained, and priced correctly are often receiving strong interest right away. In many neighborhoods, multiple offers haven’t disappeared—they’ve just become a little less common than they were at the peak of the frenzy.
A lot of buyers spent the last couple of years waiting for rates to drop.
What I’m seeing now is that many have realized life doesn’t always wait for perfect market conditions.
Families are still growing. Job changes are still happening. People are still relocating, downsizing, and upgrading.
Instead of trying to time the market perfectly, buyers are focusing on finding the right home and creating a plan that works for their budget today.
If you’ve been thinking about selling, this is important:
Well-prepared homes are still doing very well.
The days of throwing a sign in the yard and hoping for twenty offers by the weekend aren’t guaranteed anymore. Buyers are being more selective than they were a few years ago.
The homes that stand out are the ones that are clean, well-presented, and strategically priced from day one.
I tell my sellers all the time: presentation and pricing matter more now than they have in several years.
The good news is that buyers have a little more breathing room.
You’re more likely to have options, more likely to negotiate in certain situations, and more likely to avoid some of the extreme competition we saw a few years ago.
But when the right house comes along, you still need to be ready.
The buyers who are winning right now are the ones who are pre-approved, understand their budget, and can make confident decisions when they find the right fit.
This is probably the biggest thing I can share.
The national headlines don’t always tell the story of what’s happening here in our corner of Missouri.
A home in Festus, Imperial, Oakville, Kirkwood, or Wentzville may all behave differently, even in the same market.
That’s why I spend so much time studying what’s happening neighborhood by neighborhood, not just looking at national trends.
As we head into the second half of 2026, I’m optimistic about our market.
Buyers have more opportunities than they’ve had in years. Sellers are still benefiting from strong home values. And while the market looks different than it did a few years ago, people are still successfully buying and selling homes every single day.
