Micro-wins over makeovers. We’re not spending big money unless it’s making you money and it makes sense. I take the approach of practical staging with what you have and not perfection.
Data & Demand being the top two focuses of this conversation. Your home will be positioned in the market to win in your price bracket.
Professional photos, listing copy that sells, targeted online reach, Instagram & Facebook Ads, professional reel and video tour, 3D tour specific to Zillow, and SO MUCH MORE.
(The part everyone cringes over) We will have systems and checklists in place to make showing your home as easy as possible, even with little feet running around.
I will guide you through your terms, inspections, and negotiations all with the goal of protecting your final net dollar amount in mind.
"Kat was incredible throughout our selling process. She answered every question we had down to the tiniest detail. She created a beautiful listing for our house with great social media marketing and once it was listed she helped us navigate deciding on the multiple offers we received after only one day on the market!"

"She's not pushy or follows your around like a puppy. She understands home requirements for having kids, safety and value of resale!"

I will NOT judge. I am a mom, dog owner, and busy gal. My house is often times in a similar condition to yours… I get it. I don’t believe in unrealistic standards, especially for busy families. I’ll help you focus on the simple, high-impact updates, and showing strategies that work for your real life.
No agent can promise this (and if they do, run the other way). The market decides the final number. What I can do is give you a clear pricing strategy, backed by data and demand, to help position your home for the best possible results.
Absolutely not. My role is to guide, not pressure. It’s to give you all the facts and scenarios so you can make the decision that’s right for you. If the timing isn’t right for your family, I’ll help you plan ahead so whenever you are ready, the process feels smooth and stress-free (even if its years down the road).
You can, but I’ll advise on market impact first. It really comes down to the number you’re hoping to take away from the sale. If you can net the right number and sell as is, let’s do it! If you don’t like the as is number, I think it’s worth weighing the cost of potential repairs versus selling as is.
My goal is to make you the most amount of money, in the least amount of time, with as little stress as possible. If you’re ready to see what your home is worth, what your timeline would look like, and how to navigate this sale, fill out this client questionnaire and I will be in touch!
