I’ll send homes that fit your filters—plus strategy notes. We will start searching on your timeline. Kids soccer 8am-12pm, no problem, we go by the houses after that. Won’t be home until 6pm during the week nights? No problem, we’ll meet at 6:30pm. Whatever your needs are scheduling wise, we will make it work.

Offer and Negotiate

Clear comps, honest counsel, and protection on terms and inspections. It is my job to keep you from overpaying on your next house while also getting you the most amount of money for your current home. I have strategies for both that will keep you safe!

I get it. That’s why I break the process into bite-sized steps at your pace so you never feel buried under a giant to-do list. We’ll start with the small, high-impact things that actually move the needle, and I’ll help keep everything else organized so you can focus on your family during the process. The timeline is directly related to your goals. We can move as fast or as slow as needed; however, most people are 3-6 months from starting conversations to settling into a new home.

This is a real concern, and we plan around this from day one. I will not let you become homeless! I’ll help you clarify what your non-negotiables are, make sure we have your financing ready, and line up the right homes before you list. The goal is to make your move seamless – not stressful. This will give you ample time to search high and low for the perfect one.

That’s one of the most common fears, and I’ll never put your family in that position. We will create a strategy that protects your budget – whether that’s timing your sale first, using a contingency, looking at creative loans, or leveraging creative options like a rent-back. You’ll always know the financial picture before you make a decision to move forward. 

 No – because I don’t believe in wasting your time or letting you fall in love with something that you might not be able to financially afford. Without taking the appropriate steps, you would be walking into someone’s home who is serious about selling that home without being able or willing to buy it.

Absolutely not. My role is to guide you and protect your timing, not push you. You’ll know when it’s the right home, and I’ll make sure you feel confident in that decision. The only caveat to this is that sometimes the market demands a quick offer. A home may come on the market on a Friday and ask for all offers by Sunday. In those cases, it’s your decision if you want to meet the seller’s timeframe or pass on the home.

No – clarity is key to reducing stress. If you’re not ready to have those conversations yet, that’s okay. Once you’re in the mode of looking at homes and ready to make decisions, it’s imperative that we have those conversations around budget for your protection and for negotiation purposes.
